Our First Coffee Date

Depending on your schedule and geographical location, our first meeting is arranged to either meet in person or have a phone chat. It’s a ‘no expectations’ chance for us to work out if we might be a good fit to work together and start your property hunt. The general agenda of the meeting is:

You share your current situation and what it is you are trying to achieve and any time frames you are working towards
I explain the services we offer and what you can expect from us
I answer any questions or concerns you might have about using a Buyers agent Byron Bay, Buyers Agent Gold Coast and Buyers agent Brisbane or our valuation service. All going well we move onto Step 3.

Step 3.

The ‘Get Set to Buy’ Process Begins

Should you decide to use our services (and we really hope you do!) we both sign the paperwork and the initial fee ($2,000 ) is payable. You complete a ‘Wish List’ (which as the name suggests) is a detailed profile of your specific requirements and assists us to to narrow down the type of abode that will make The Shortlist.

We also ensure your finance is in tip top shape in order to pounce on the chosen property without lengthy finance delays.

Step 4.

Your Savvy Fox Is Released And Your Property Hunt Begins Immediately

Don’t worry… I already know you have stalked every property on realestate.com and domain.com. Our first port of call is our extensive network. A variety of properties are sourced from both listed and unlisted properties.

Owners are contacted directly in specific area’s bypassing the need for the seller to have an agent as we are contacting them directly. Our searches are tailored to the needs of individual clients taking into account location, amenity and the physical characteristics of the property.

For investors, specific attention is given to capital growth potential, rental returns/ tenant desirability and possible taxation benefits.

When specific properties are identified a valuation report is then undertaken. 95% of Buyers Agents are unable to include this vital step as they are not Registered Valuers.

Previous area sale prices, site specific and local development applications, flood reports, Airport overlays, easements, title search etc are all discovered and reported on.

The report is prepared including suburb profiles, comparative market appraisals and rental appraisals (if applicable). We usually charge $550 for a one off valuation so when you are a full service client you get a number of these included in your fee.

Your Savvy Fox will physically inspect and video all suitable properties and the surrounding area to investigate the appeal of the property for home-buyers, investors and potential tenants. Selling Agents tend to focus on positive characters of the property only. Jacqueline works for you to identify ALL aspects of the property and any possible problems before you purchase.

Step 5.

The List

A shortlist of potential properties is presented to you and we encourage you to inspect all short-listed properties.
If this is not possible (usually interstate or overseas buyers) then Jacqueline can provide digital photographs and/or video to create a ‘virtual tour’ of the property and surrounding area.

Or we can meet with a family member or friend if you prefer just ‘for peace of mind’. We want you to feel confident that the decision to purchase is the right one for you.

Step 6.

The Negotiation

This is the part that when we need you to just relax and let us do what we do best. Who am I kidding??…..Promise me to at least try too!! We know it’s super stressful especially if you have missed out before.

Jacqueline is tertiary trained with decades of experience in negotiation and every ‘buy’ is different so we devise a unique strategy for how to achieve a favorable outcome for our clients. Sometimes it’s a deceased estate with grieving and sadly ‘fighting’ family, sometimes it is divorce with shattered dreams….every situation is different and we assess all of this when we negotiate.

Our main objective is to secure the property you desire at a price you are comfortable with.

Having been Selling Agents, we know every trick in the book, every line, every script and dialogue Agents learn at Wednesday morning team meetings! And lets face it….it is their job to act for the owner and secure a contract that has the best terms for their client. Having a Buyers Agent acting exclusively in your best interests evens out the playing field. Relax Buyers, You’re Represented.

At this point we engage the services of professionals such as building and pest inspectors and property conveyancers for the legal’s and even builders or engineers if it’s a renovation you are wanting to do.

Step 7.

The Exchange

This is usually the time that things can get a little stressful if you are not experienced or even if you are!!

There are a lot of checks and balances with finance – your bank will lose your loan documents at least once, I wish I was kidding.

Your building inspector might not be happy with the condition of the roof, we might use this as an opportunity to re-negotiate the price, it could work in your favour if you were planning on renovating anyway.

Your Savvy Fox will guide you through the process until settlement and find solutions at each curveball that comes our way. In conjunction with your conveyancer and your financier, we will ensure that the special terms in the contract are satisfied.

This will often include:

Full finance approval
Building and pest inspections
Body corporate and other conveyancing searches
Jacqueline will attend the building and pest inspections so we are fully aware of any potential problems.

Jacqueline will also attend the pre-settlement inspection right before settlement. Imagine if this wasn’t done and there was a broken window or a burst pipe flooding the laundry the week before settlement!! That would be your problem once settlement occurred if we don’t thoroughly inspect right before settlement.

The success fee is payable to your Savvy Fox when the contract becomes unconditional.

Step 8.

Review & Re-Value

Your Savvy Fox is confident that you will not only be completely satisfied but incredibly delighted with both our service and your new purchase. It is at this point, we sometimes drop the formalities and end up as friends.
